Design, Build, & Delivery Process

At Cold Spring, we build bespoke outdoor structures where the possibilities are truly limitless. Our goal is simple, help bring your vision to life and create the perfect space for your backyard.

Instead of coordinating contractors, permits, and weeks of construction, our garden rooms are designed and built in advance in a controlled facility, then delivered fully assembled and ready to place. This streamlined process eliminates many of the costs and uncertainties associated with traditional construction while saving thousands in on site labor.

Our 3D configurator allows you to curate your design and explore different layouts, materials, and upgrades. If you have a specific vision, custom size, or material you would like to incorporate, our team is always happy to work with you to build something truly unique.

1. Choose Your Design

Every garden room begins with selecting a base design that reflects your aesthetic preferences and intended use. Cold Spring offers a variety of architectural styles and exterior finishes designed to complement a wide range of properties and landscapes.

From modern minimalist structures to more traditional designs, each model provides a starting point that can be customized to suit your backyard and lifestyle.

2. Configure Your Space

Once the base design is selected, the structure can be configured to match how you plan to use the space. Layouts, doors, windows, exterior cladding, electrical packages, and interior upgrades can all be tailored to your needs.

Whether you are building a home office, wellness retreat, gym, or creative studio, our configurator allows you to curate a space that feels intentional and personal.

3. Production

Every Cold Spring structure is built in a controlled manufacturing environment using traditional framing methods and high quality materials. Building indoors allows for greater consistency, better quality control, and protection from weather related construction delays.

Compared to traditional additions that often cost $400-$600 per square foot and require weeks of labor on site, factory production keeps the process efficient and predictable while significantly reducing overall construction costs.

4. Site Preparation

Site preparation is the one portion of the project that is not included with the purchase of the structure. However, it is typically simple and can be completed by most landscaping companies without difficulty. The most common foundation for a garden room is a compacted gravel pad, though other options such as bluestone patios, crushed stone bases, or small deck platforms are also frequently used.

This portion of the project can often be completed in as little as a single day. While many customers coordinate this work locally, our team is happy to help recommend or organize a local contractor if additional assistance is needed.

*Permit requirements vary by location, but in many cases structures under 120 square feet do not require a building permit. Larger structures may require permitting depending on local municipal codes.

Our team has extensive experience navigating these requirements and can help guide you through the process to ensure everything is handled smoothly.

5. Delivery & Placement

Once construction is complete, your garden room is transported fully assembled to your property. Our team carefully offloads and positions the structure onto the prepared foundation using specialized equipment.

In many cases the structure can be placed and ready for use the same day it arrives. Hard to access areas may require crane placement depending on site conditions.

6. Electrical Hookup & Final Setup

The final electrical connection is completed by the customer using a licensed local electrician, as most municipalities require electrical work to be performed by professionals familiar with local codes. If you do not already have an electrician, our team is happy to recommend one in your area.

Every Cold Spring garden room arrives fully prewired into a single 100 amp subpanel, meaning the entire structure operates from one direct power line connected to your home’s main electrical panel. This streamlined design keeps the final hookup straightforward and avoids the extensive on site electrical work required by many garden room or ADU kits.
