Sheds are built for storage, while garden rooms are designed for daily use. Cold Spring structures are insulated, prewired, and finished with premium materials, making them suitable for work, wellness, and living.
How is this different from an ADU?
ADUs are fully permitted living spaces with plumbing, kitchens, and long construction timelines. Garden rooms offer a simpler, more efficient way to add usable space without the cost and complexity of building a second home.
Design & Customization
Can I customize my garden room?
Yes. Our 3D configurator allows you to select layouts, windows, doors, exterior finishes, and upgrades. If you have a specific design or size in mind, our team can also help create a custom solution.
What can I use a garden room for?
Common uses include home offices, gyms, sauna and wellness spaces, guest overflow, and creative studios.
What sizes are available?
We offer a range of standard sizes, with the ability to customize dimensions depending on your space and needs.
Installation & Delivery
How is the garden room installed?
Each structure is delivered fully assembled and placed on a prepared foundation using specialized equipment. In many cases, installation is completed in a single day.

Do I need to prepare the site?
Yes. A level foundation such as a gravel pad, patio, or deck platform is required prior to delivery. This is typically completed by a local landscaping company.
What if my yard is hard to access?
In tighter or more restricted spaces, crane placement can be used to safely position the structure.
Electrical & Utilities
Does the garden room come with electricity?
Yes. Every unit is fully prewired with outlets, lighting, and a 100 amp subpanel. All that's required to get up and running is a final connection to your home's main electrical panel.
Who handles the electrical hookup?
A licensed local electrician completes the final connection to your home’s electrical panel in accordance with local codes.
Can I add heating and cooling?
Yes. Garden rooms can be equipped with HVAC mini split systems for year round comfort.
Can I add a bathroom or kitchen to my garden room?
Yes. Bathrooms, bars, kitchenettes, and other plumbing features can be incorporated as part of a custom design. These types of additions require planning for water, drainage, reach out to our team directly for this type of inquiry.
Permits & Regulations
Do I need a building permit?
Permit requirements vary by location. In many cases, structures under 120 square feet do not require a permit, while larger structures may depending on local regulations.

Timeline & Cost
How long does the process take?
Most projects are completed within 6–12 weeks from order to delivery, depending on customization and scheduling.
How much does a garden room cost?
Pricing varies based on size and configuration, but garden rooms are typically far more cost efficient than traditional home additions, often starting around $250 per square foot.
Longevity & Use
Can I use it year round?
Yes. Our structures are fully insulated and designed for four season use with optional climate control.
Are these permanent structures?
